Notice is hereby given that an application has been made to renew the Temporary Use Permit for commercial and light industrial uses at 4495 Happy Valley Road in the District of Metchosin for an additional 3 years. The land that is the subject of the proposed permit is legally described as Lot A, Section 1, Metchosin District, Plan VIP17774. The current permit expires on December 8, 2025, and under the Local Government Act, can be considered by Council for renewal for one further term of a maximum of three years.
Notice of Temporary Use Permit Renewal (Published in Goldstream Gazette November 19 and November 26, 2025)
The purpose of the permit renewal is to allow the temporary use of the land for the following uses at the former Metchosin Elementary school building to continue to be permitted:
a) Woodworking
b) furniture making,
c) carpentry
d) stone countertop fabrication
e) gold or silver smithing
f) photographic studio
g) printing, publishing and bookbinding
h) personal service establishment (i.e. barber shop, beauty parlour, optical or watch repair, shoe repair)
i) movie production studio or film/entertainment industry uses
j) small scale storage
k) small-scale light industrial or commercial manufacturing, or hand-made (artisan) activities similar to those referenced above in a) through j), and
l) outdoor accessory storage within the confines of the existing storage compound (enclosed by chain link fencing) on the property.
The permit has seven (7) conditions of use, including that the use of the property does not create any contamination or fire hazard, and does not produce noise, odour, vibration or dust that would cause significant disturbance to other tenants or adjacent landowners.

All persons who believe their interest in property are affected by the proposed notice of Temporary Use Permit Renewal will be afforded an opportunity to be heard at the Council Meeting to be held in Metchosin Council Chambers, 4450 Happy Valley Road, Victoria, BC., on Monday, December 1, 2025 at 7:00 pm. Should you have any concerns or comments you wish to convey to Council, please submit in writing by email to info@metchosin.ca, or submit in person by dropping your submission in the mail slot at the right side of the Municipal Hall entrance, or submit by mail to District of Metchosin Municipal Office, 4450 Happy Valley Road, Victoria, British Columbia, V9C 3Z3 no later than Monday December 1, 2025 at 4:00 pm.
